Make a slower market work for you
Updated: 3 days ago

You've probably felt it before you read it. Recent realestate.com.au reporting found average house values fell in 82.2% of suburbs nationwide over the three months analysed. Appraisals take longer to convert, buyers are in no hurry, and every listing is hard-won.
A quieter market isn't just something to ride out. It's the best window you'll get to fix the economics of your business before the next upswing.
Every sale is harder to win right now. So how much of each one do you actually keep? With @realty's 93% commission structure, you could hit your earnings target with fewer sales, and be in a far stronger position when the market turns.
If you've been quietly thinking about a move, but your instinct is to sit tight until things pick up. It's worth asking: if you're working harder for every sale, why are you still handing half of it to someone else?
Same income. Eight fewer sales.
Let's put real numbers on it. Say your average gross commission is $20,000 per sale.
Sales per year | Your split | Take-home after agency fees | |
Typical 50% split | 20 | 50% | $200,000 |
@realty | 12 | 93% | $211,860 |
That's eight fewer sales to beat the same income, with $11,860 more in your pocket. In a market where each sale takes longer to land, eight sales can be months of work.
The @realty figure is after our $695 per-sale administration fee and $250 monthly service fee.
Figures are before tax and other business costs. Assumes eligibility for 93%, consistent GST treatment, $0 national-brand setup and no current-agency fees. Employment benefits are not included, and fewer sales do not necessarily mean fewer listings or fewer hours.
Now imagine the upswing
Downturns end. When this one does, the agents who've already sorted their structure will feel the difference first.
Go back to 20 sales at $20,000 each. With @realty, that's $363,100 after agency fees, compared with $200,000 on a 50% split. That's $163,100 more from exactly the same work.
Why so much? Our 7% service fee is capped at $20,000 in any 12-month period. Once you reach the cap, you keep 100% of your commission (less the $695 per-sale admin fee) for the rest of that period. The more you sell, the more of it is yours.
This is an illustration, not a forecast or guaranteed result.
"I'm too busy to switch." Are you, right now?
It's the most common reason agents stay put. A new CRM, new processes and a new brand all take time to learn, and in a busy market that time is hard to find.
A quieter pipeline changes that. Use the space to get comfortable with @realty's CRM, set up your follow-up routines and prepare your marketing under the new brand. When your diary fills again, you'll already be up to speed instead of learning on the run.

Your next move starts with the numbers
You don't have to decide anything today. But you should know what's possible, both now and when the market comes back.
